Amplasamentul studiat are o suprafață de 1500mp într-o nouă zonă rezisdențială și este un fost teren agricol situat la periferia municipiului arad.

În zona parcelei studiate au fost întocmite şi aprobate mai multe documentaţii de urbanism având drept obiect construcţii de locuinţe cu regim mic de înălţime, locuinţe individuale sau/şi condominii.

În urma acestor documentaţii urbanistice s-au şi construit câteva clădiri pe strada castor.

Demersul arhitectural a pornit de la ideea unei case unifamiliale cu un regim de înălțime parter, cu două dormitoare și un birou. Locurile de parcare fiind amenajate în prima faza pe aleea pavată laterală, urmâd ca pe viitor și construirea unui garaj cu regimul de înalțime parter pentru două automobile.

Casa nu are subsol din cauza nivelului ridicat al pânzei freatice (conform studiului geotehnic), astfel a fost necesar amenajarea unui spațiu tehnic la nivelul parterului pentru o centrala pe gaz cu tiraj forțat.

Pentru sistemul de fundare s-a optat pentru fundaţii continue din beton sub pereţii de zidărie.

Accesul pietonal dinspre stradă se realizează pe o portă perpendiculară cu casa, tot în această zonă s-a proiectat și un loc de odihnă -public care rupe latura prea lungă a gardului aferent frontului stradal.

Concepută ca o casă-poartă, este orientată bidirecțional, cu intrarea din stradă pe latura de vest-nord și aproape opturată pe părțile laterale.

Din punct de vedere peisager s-au propus plante de esența exotica și prodominant autohtona, imbinandu-se armonios din punct de vedere formal, coloristic și aromatic.
